How are you financing your deal? Be aware that FHA & VA loans require their own inspection. Any problems found will require correction. In better times, sellers would accommodate at, or before, the closing. But financially distressed sellers don’t have that ability. Their funds are already tapped, and their lenders are selling at a loss. So be prepared to have the repair funds and be able to prove as much to your lender, if you intend to use these loan vehicles.
Cash is king, but again, you’ll need to be able to pay for repairs and rehabbing if you’re buying distressed properties. Even higher end properties, while at bargain prices, bear the same caveat. Distressed sellers are in all brackets of the economy.
And did I mention patience? Hearing back from a lender may take weeks. And getting to the closing table – months.
There are deals to be had, and dreams to be made into reality, but investing in real estate isn’t just about dollars and cents. It’s about dollars and common sense. Be wise. Be wary. Buy smart.
